Q: Does this affect the builders pricing or my negotiations?

A: Absolutely not. Builders have a co-broke built into their pricing and when you don’t register with an agent, the builder simply pockets the savings for their sellers.

A: Builders respect agency relationships. They often welcome the help and reassurance that a buyer’s agent may provide.

*Q: Are there any other conditions?

A: Only that the builder must offer a minimum co-broke of $1,000 or more (almost all builders do) and that you comply with their registration process, which usually requires that your agent accompany you on your first visit to the models. Also, some lenders may require additional disclosures. Lender rules vary.

Q: What if I have already visited the model home that I like?
