What does my report include?
Your Home Value Hotline Report includes three values – A seven page RPR (Realtors Property Resource) Report with valuation, a Street Scout value, and a Zillow Zestimate.
Why three values?
Not all computer models are equal. Each of the three we use has unique information sources and algorithms. By comparing three results, a homeowner can gain additional insights into their homes value.
Why limited to homeowner of record?
Computer valuation models are not absolute representations of a value and should not be considered an appraisal. Those services that allow any computer user to simply pull up a value on any home, a neighbor, or a prospective purchase run the risk of stigmatizing a given property with a value that may be too high or too low. Home Value Hotline respects your privacy and will not knowingly issue a report to an individual who is not the homeowner or an immediate family member.
What if we remodeled?
Many such improvements do not require permitting therefore much remodeling is done without drawing a building permit from the City. Computer valuation models generally rely on permits of public record, so your recent improvements and added value is usually not reflected accurately. Home Value Hotline, however, can provide a homeowner with the information as to what an appraiser might add to a home’s value for remodeling. What if we’ve added on?
Added square footage may not be on your tax assessor record which is where computer models get much of their data.
